1. Introduction
Listing Visions is a brand of Juniper Meridian LLC ("Listing Visions," "we," "us," or "our"). This Privacy Policy describes how we collect, use, store, and disclose information when you visit our website, create an account, or use our AI-generated listing video service (the "Service").
By accessing or using the Service, you agree to the practices described in this policy. If you do not agree, please do not use the Service. This policy applies to all users including photographers, real estate agents, brokerages, and visitors to our website.
2. Information we collect
Account information
When you create an account we collect your name, business email address, business name, and — for paid orders — billing and payment information processed by our payment provider. We do not store full payment card numbers on our own systems.
Uploaded content
Photos and any supporting files you submit for video generation are processed by our pipeline and associated service providers solely to produce your ordered video.
Usage data
We collect information about how you use the Service including pages visited, features used, videos generated, order history, timestamps, and referral sources.
Device and technical data
We collect IP address, browser type, operating system, language, approximate geographic location derived from IP, and a device fingerprint used for fraud prevention and free-tier eligibility verification.
Communications
We retain emails and support messages you send to [email protected] and any responses we send you.
3. How we use your information
- To process orders, generate videos, and deliver completed files
- To send transactional notifications including delivery alerts and order updates
- To verify free-tier eligibility and prevent fraud, abuse, and chargebacks
- To improve our AI pipeline, prompt engineering, and internal models
- To send marketing communications about new features and offers, with opt-out available in every message
- To comply with legal obligations, respond to lawful requests, and enforce our Terms of Service
4. Photo and content processing
- Photos you upload are processed solely for the purpose of generating your ordered video and any associated staging or enhancement you have requested.
- Your photos are not used to train third-party AI foundation models without your explicit consent.
- Uploaded photos are stored for up to 90 days after order completion to support regeneration requests and quality review, then deleted from our active systems.
- By submitting photos you represent and warrant that you own them or hold commercial rights sufficient to authorize our processing.
- Listing Visions is not responsible for photos uploaded without proper rights and may suspend accounts that submit unauthorized content.
5. AI-generated content
- Generated videos contain AI-generated and AI-enhanced visual and audio elements.
- Virtual staging imagery is AI-generated for visual presentation only and does not represent the actual current condition of the property.
- We may embed content authenticity signals such as SynthID or equivalent watermarking in generated media to aid downstream detection of AI content.
- You are responsible for disclosing the AI-generated nature of content wherever required by MLS rules, NAR guidelines, state real estate advertising regulations, or other applicable law.
6. Third-party services
We use the following third-party service providers to operate the Service. Each receives only the data necessary to perform its function:
- Stripe — payment processing and billing. Receives payment method and transaction details.
- Cloudflare — hosting, CDN, DNS, and security. Receives HTTP request metadata.
- REimagineHome — AI virtual staging processing. Receives uploaded photos of rooms selected for staging.
- Google (Gemini API) — photo classification and property style analysis. Receives uploaded photos.
- Google (Lyria) — AI music generation. Receives property style classification data to seed soundtrack generation.
- Creatomate — final video assembly and rendering. Receives staged and enhanced imagery plus generated audio.
- Vimeo — video hosting and delivery to end users. Receives rendered video files.
- FingerprintJS — device fingerprinting for fraud prevention and free-tier abuse detection. Receives hashed device signals.
Each provider operates under its own privacy terms. We maintain contractual obligations with each provider to protect the data we share.
7. Data sharing
We do not sell personal data. We do not share your data with advertisers or data brokers. We share data only with the service providers listed above, with your explicit consent, or as required by law, subpoena, court order, or to protect the rights, safety, or property of Listing Visions, our users, or the public.
8. Data retention
- Account data — retained while your account is active and for two years after closure, for audit and dispute resolution purposes.
- Uploaded photos — deleted from active systems 90 days after order completion.
- Payment records — retained for seven years for tax compliance.
- Usage and access logs — retained for 12 months then purged.
9. Your rights

- Delete your account and associated personal data, subject to our retention obligations
- Opt out of marketing communications at any time
- California residents — rights under the California Consumer Privacy Act (CCPA), including the right to know, delete, correct, and opt out of sale (we do not sell data)
- EU and UK residents — rights under the General Data Protection Regulation (GDPR) including data portability and the right to erasure

10. Cookies
We use essential cookies for session management, authentication, and fraud prevention. We use privacy-respecting analytics cookies with opt-out available. We do not use advertising cookies, and we do not participate in cross-site tracking networks.

The Service is not directed at individuals under 18 years of age. We do not knowingly collect personal information from minors. If you believe a minor has provided us information, please contact us and we will delete it.
12. Changes to this policy
We may update this Privacy Policy from time to time. For material changes we will notify registered users by email at least 30 days before changes take effect. Your continued use of the Service after the effective date constitutes acceptance of the updated policy.
